Project Manager (Commercial & Industrial) for a site-based role in
Townsville to lead projects for a well-established Queensland construction and property development business.

The Opportunity
This is a hands-on, site-based Project Manager role — not a desk job. You'll be on the ground every day, running projects from start to finish and making sure everything stays on track. You'll deal directly with trades, subcontractors, consultants and the MD, and you'll be trusted to get the job done without being micromanaged.
If you've worked your way up through the tools, understand how buildings actually go together, and have the runs on the board to manage complex projects commercially — this role was built for someone like you.
What You'll Be Doing - Running projects on site from contract award through to handover
- Managing subcontractors, trades and suppliers — procurement, letting, scheduling and performance
- Keeping a tight grip on budgets, forecasts and cost-to-complete
- Managing variations, claims and contract administration in line with QBCC requirements
- Coordinating with architects, engineers and consultants to keep design and construction aligned
- Assisting with Development Approvals and Building Approvals where required
- Identifying and managing commercial risks before they become problems
- Keeping records audit-ready and reporting clearly to the MD
- Liaising with tenants, government agencies and all relevant project stakeholders
What We're Looking For
You don't need a university degree for this role — what matters is what you've built and how you've delivered. We're looking for someone who:
- Has come up through the trades or construction and understands the work from the ground up
- Has managed significant commercial or industrial projects — ideally $5M+
- Holds a QBCC Open Builder Licence or is working towards one
- Knows Queensland contract law, QBCC regs and how to manage a subcontract properly
- Can read a programme, manage a budget and hold subcontractors accountable
- Communicates clearly — with trades on site and with the MD in the boardroom
- Is comfortable using construction management software (Procore, MS Project or similar)
- Holds a current C-class driver's licence
- Is straight up, reliable and takes ownership — no excuses, just results
